What commercial removal covers
Workshops, farm sheds, warehouses, shopfronts and industrial units built before 1990 may have cement sheet walls, roofs, eaves and linings. Commercial removal tackles those materials with containment, staging and documented disposal.
It also covers asbestos found in pipe lagging, flooring and ceilings in older commercial buildings.
Signs a site needs attention
- Pre-1990 construction with cement sheet cladding.
- Damaged roofing on an active work area.
- Planned fit-out, demolition or sale.
- Contractors asking for an asbestos register.
- Weathering or storm damage to walls and eaves.
How commercial jobs are staged
- 1Send the quote form describing the site and any survey you hold.
- 2A removalist walks the site, reviews the register and plans staging.
- 3A written scope, method and price are issued.
- 4Work zones are fenced, signs go up and air is monitored where required.
- 5Material is removed, wrapped and consigned to an approved facility.
- 6Documentation, and clearance where required, is passed back to you.
Safety and regulations
In Western Australia a Class A licence covers every type of asbestos, friable material included, while a Class B licence covers non-friable (bonded) material only. Bonded work over 10 m² needs a licensed removalist. The current rules sit on the WorkSafe WA asbestos licences page.
Householders may remove up to 10 m² of non-friable asbestos under the household exemption. That is a legal threshold, not a recommendation to do it yourself, and it never applies to friable material. The 10 m² counts the whole project, so a job cannot be split into smaller pieces to stay under it.
Class A work also needs an independent licensed assessor to carry out air monitoring and the clearance inspection. Read WorkSafe WA guidance on asbestos removal and disposal before you commit to any plan.
Businesses carry duties to identify and manage asbestos under WA work health and safety law, and notifications may be required before removal starts.
Cost factors

- Total area and the licence class needed.
- Height, scaffold or lift hire.
- Whether the site stays in operation.
- Friable versus non-friable material.
