Why outbuildings are a big asbestos source

Sheds, garages and carports built before 1990 may be clad or roofed in cement sheet. When owners clear a backyard for a pool, extension or new garage, those structures are often what needs to come down.

Because walls, roof and eaves can all be asbestos, an outbuilding quickly passes the 10 m² limit that separates a householder task from a licensed removalist job.

Signs the structure contains asbestos

  • Flat or corrugated grey sheet walls, often with narrow cover strips at the joins.
  • Cement sheet roof or carport top that is chalky, cracked or stained.
  • Built before 1990 or by a previous owner with no documents.
  • Old paint peeling off sheets, or sheets broken by a door slam or a ladder.
  • Fibro eaves, gable infill panels or lining behind shelves.

How a shed or garage job unfolds

  1. 1Send the quote form with the structure type and rough size.
  2. 2A removalist inspects, identifies each asbestos component and prices roof and walls separately if needed.
  3. 3Contents are cleared, power is isolated and the perimeter is marked.
  4. 4Sheets are wetted and removed intact, starting with the roof and finishing with wall panels.
  5. 5Frames, slabs and non-asbestos materials are handled once the sheeting is gone.
  6. 6Waste is wrapped, labelled and transported to an approved facility.

Safety and regulations

In Western Australia a Class A licence covers every type of asbestos, friable material included, while a Class B licence covers non-friable (bonded) material only. Bonded work over 10 m² needs a licensed removalist. The current rules sit on the WorkSafe WA asbestos licences page.

Householders may remove up to 10 m² of non-friable asbestos under the household exemption. That is a legal threshold, not a recommendation to do it yourself, and it never applies to friable material. The 10 m² counts the whole project, so a job cannot be split into smaller pieces to stay under it.

Class A work also needs an independent licensed assessor to carry out air monitoring and the clearance inspection. Read WorkSafe WA guidance on asbestos removal and disposal before you commit to any plan.

  • Do not demolish a fibro shed with a hammer or machine.
  • Check council requirements for demolition before you start.
  • Bag nothing yourself and never burn or bury sheeting.

Cost factors

  • Number of wall and roof sheets and total area.
  • Single, double or oversized structure.
  • Slab removal, if wanted, and what is stored inside.
  • Distance for a truck to reach the building.

Frequently Asked Questions

Garage or shed demolition starts from around $5,000, with most single or double structures costing $5,000–$12,000+. A roof only job on a garage or carport starts from around $2,500.

Householders may remove up to 10 m² of non-friable asbestos, counted across the entire project, but that is a legal limit and not a recommendation. A whole shed or garage usually exceeds it, and the area cannot be split to get under the threshold.

Many carports built before 1990 have cement sheet roofing or fascias. A test or inspection by a licensed assessor will confirm it.

The slab is not asbestos, but it can be included if you ask. Removing it is quoted separately.

Demolition can require approval from your local council, depending on the structure. Check with the City of Mandurah, Shire of Murray or Shire of Waroona before work begins.

Small sheds often take a day, while double garages or large structures take longer. The removalist will give a timeframe with the written quote.
